Demand for flexible workspace across the world saw record growth in 2017, according to the latest Coworking 2018 report from global real estate services firm Cushman & Wakefield. As shown by the company’s research in collaboration with ShareSpace, the Polish flexible office web platform, new supply of coworking space in Warsaw had increased by nearly 100% year-on-year up to the current stock of 47000 sqm without including the number of traditional serviced office centres already present. Despite an incredibly dynamic increase in the volume of coworking centres, the flexible workplace sector still only comprises approx. 1,7% of the total modern office stock in the capital city, which as far as other European cities are concerned, means that Warsaw still has lots to catch up on. The stock of collaborative workspaces in Central London, one of the most mature flexible office markets in the world, comprises approx. 4% of the total office stock.
The market in Warsaw is beginning to mature and its main driving force are international shared office space providers with an appetite to build scale in the best locations. Brands such as WeWork appreciate the number of corporations that have moved their operations to Warsaw and are developing new projects, a burgeoning startup scene with a regional potential as well as the high quality of office space and mixed-use investments such as Browary Warszawskie.

Subject to the package chosen, WeWork's customers at Browary Warszawskie will be able to use a mobile workstation in the shared space, rent a permanent desk for individual employees or a private, sound-proof office for a team. According to Mamstartup.pl survey the location is the most important feature for tenants in terms of co-working. Good location of the common office space, convenient transport and accessibility were indicated as significant by as many as 13% respondents.

We designed Browary Warszawskie as a place for efficient work as well as recreation, meetings and leisure. A peaceful enclave is being developed here. Browary Warszawskie is an area between Grzybowska, Wronia, Chłodna and Krochmalna streets, which will be reintroduced to the urban fabric by Echo Investment.
